Two garages of a similar size can need different work. The existing structure, floor, access, drainage and chosen room layout all affect the price. Use the starting guides below to begin planning, then compare written quotations for the same specification.
If you are also considering adding space outside the existing house, compare the layout, work involved and full project scope in our garage conversion versus extension guide before deciding which option to price.
| Conversion Type | Starting Price | Scope to Confirm |
|---|---|---|
| Partial garage conversion | From £11,000 | A new room with some garage storage retained; scope confirmed after survey. |
| Full single garage conversion | From £14,000 | The full single garage converted for the agreed use and specification. |
| Double garage conversion | From £20,000+ | A larger conversion with a project-specific layout, services and finish. |
Our starting guides are £11,000 for a partial conversion, £14,000 for a full single conversion and £20,000+ for a double conversion. These are not quotations for a particular garage. Structure, access, layout, drainage, services and the agreed finish determine the project price. Your written quotation should identify what is included, allowances, exclusions and who pays design or approval fees. Our builder comparison guide explains how to compare like-for-like quotations.
Existing garage condition
The survey checks the floor, damp risks, walls, roof and openings. Remedial work or structural changes affect the specification and price.
How much space is converted
A partial, full single and full double conversion involve different areas of construction. Measure the usable finished room and any storage being retained.
Layout and structural work
New doors, windows and connections to the house may need structural design and support. Those requirements must be identified before comparing quotations.
Bathroom or kitchen facilities
Drainage, water, electrical capacity, ventilation, fixtures and service routes all need assessment. Do not assume a bathroom or kitchenette is included in a room-only starting guide.
Insulation, damp protection and ventilation
The appropriate floor, wall and roof build-ups depend on the existing structure. They should be designed together, rather than selected only by the lowest material price.
Finishes, equipment and access
Heating, lighting, sockets, joinery, decoration and floor coverings should be specified. Delivery, waste removal and practical site access may also affect the work.
Design and approval responsibilities
Agree who obtains any required design input, makes applications, arranges inspections and pays the relevant fees. Habitable garage conversions normally require building-regulations approval.
We work within approximately one hour of Harlow, with Cambridge as an agreed exception. Billericay is outside our service area. Share your postcode so we can confirm coverage and discuss next steps.
General guidance is a starting point, not approval for a particular garage. Read the Planning Portal guidance on garage conversion planning permission and building regulations, then confirm the requirements with the relevant local planning authority and building control body.
