Your garage needs a project-specific specification. The site visit helps identify the work required; the written quotation should distinguish included work, allowances, exclusions and optional items. Our guide on how to choose a garage conversion builder explains the evidence and questions to compare.
Get a Free QuotePlanning permission is not usually needed for internal garage-conversion work that does not enlarge the building, but property-specific restrictions can change that. Check existing planning conditions, limits on permitted development and listed-building requirements. A proposal for a separate dwelling needs particular advice from the local planning authority.
Full planning permission guideConverting a garage, including only part of it, into living accommodation normally requires building-regulations approval. This is separate from planning permission. Before work starts, agree the approval route, who makes the application, the inspection stages and who pays the fees. Any application support provided by JB is set out in the quotation; required approval is not an optional upgrade.
Full building regulations guideOur starting guides are £11,000 for a partial conversion, £14,000 for a full single conversion and £20,000+ for a double conversion. These are not quotations for a particular garage. Structure, access, layout, drainage, services and the agreed finish determine the project price.
